Is now the right time for you to buy a home?

If you are talking about buying a home then yes now is the right time.  My 22 years of experience has taught me there is no better time than today.  I don’t say that for any reason except that home values have climbed ever since I’ve been selling them.  Sure, we can ask what about the crash of 2008 when homeowners suffered some losses, builders went out of business and banks were bailed out by the Federal Government.  Even during those years certain markets still saw increases in home values.
You might ask what do I am mean increase in Home Values.  Well if you own a home today that you purchased 10 years ago for $200,000 and used the average appreciation value from home sales in Richland, Kennewick, Pasco and West Richland Washington markets you will have gained an average of 3% per year.  So after 1 year your home alone would be worth $206,000 and the second year $212,180 then when total year after year appreciation at 10 years of ownership and our consistent market appreciation 3% you home would be worth $268,783.
That’s pretty good but that’s not counting what you have paid off in equity of your loan.  If you had an interest rate of 4% amortized over 30 years on that $200,000 your loan balance would be $157,567.84.  So you would be have paid down your loan a total of $42,432.16.  To me this means you would have a total growth of $111,185.16 as an asset you wouldn’t have had if you chose not to buy today.  I have the stats, numbers, rates and references to tell you that my clients and friends who made that choice 10 years ago are very happy that they did.
